Room Rental

SIA "Siguldas slimnīca" is renting out premises of 43.55 m2 in Sigulda, 5 Ziedu Street in the polyclinic building with cadastral designation 80150023004003 for providing family doctor services. Viewing of the premises is possible on working days by appointment at phone 67973973. The premises are rented under the following contract terms:

SIA "Siguldas slimnīca", Reg. no. 40003124730, address: Sigulda district, Sigulda, 13 Lakstīgalas Street, LV-2150, hereinafter referred to as the Tenant, represented by board member Valdis Siļķe, on one side, and

, hereinafter referred to as the Subtenant, on the other side

jointly referred to as the Parties, agree on the following based on mutual benefit:

  1. By this agreement, the Tenant leases to the Subtenant, and the Subtenant rents from the Tenant premises for medical practice of 43.55 sq. m. in the building at 5 Ziedu Street, Sigulda, Sigulda district, marked in Appendix No.1 of this agreement, hereinafter - the Premises, located in a building with cadastral designation 80155023015, which is situated on land with cadastral designation 80150076152. The land and building are registered in Sigulda city land register section No.100000059054 under the name of Sigulda Municipality Council, Reg. no. LV90000048152, hereinafter - the Owner.
  2. The Lease Agreement dated September 24, 2009, concluded between the Owner as lessor and the Tenant, stipulates that the Tenant has the right to sublease individual building premises without the Owner's consent.
  3. The Subtenant shall pay the Tenant for the Premises rental EUR 3.70 (three euros and seventy cents) per month for each square meter excluding VAT, which amounts to EUR 161.14 (one hundred sixty-one euros and fourteen cents), excluding VAT, as the monthly rental fee.
  4. The Tenant shall submit to the Subtenant by the 25th day of each month a Rental fee invoice for the current calendar month, which the Subtenant shall pay to the Tenant by the 10th day of the following month, by transfer to the account indicated on the invoice.
  5. In addition to the Rental fee, the Subtenant must also pay for utilities - invoices issued by the Tenant for electricity, water, and heating consumed by the Subtenant. The Tenant shall submit to the Subtenant an invoice for the previous month by the 25th day of the following month, and the Subtenant shall pay it within 15 (fifteen) days after receiving the invoice.
  6. Management expenses, consisting of insurance and real estate tax payments, janitor, common area cleaner, cloakroom attendant, fire system maintenance, household waste removal, and other services, shall be paid by the Subtenant to the Tenant according to calculations based on the rented area. The Tenant shall include management expenses in one invoice with utilities, and the payment procedure for management expenses shall be equivalent to the payment procedure and terms for utilities.
  7. The Subtenant shall pay the Tenant for management and utilities (electricity, water, and sewage) according to meter readings and calculations based on the rented area.
  8. For heating according to calculations based on the rented area.
  9. If the Subtenant delays payments specified in this agreement to the Tenant, the Tenant may apply a penalty of 0.2% of the unpaid amount for each day of delay.
  10. The Tenant reserves the right to review the rental fee once every two years if there is an objectively justified reason, by notifying the Subtenant in writing two months in advance.
  11. By signing this agreement, the Subtenant confirms that they have inspected the Premises and will have no future claims regarding them.
  12. The Subtenant is entitled to carry out reconstruction and renovation works in the Premises in accordance with the procedures specified in regulatory enactments, after written coordination of the project with the Tenant. The Subtenant has no and will have no right to demand compensation from the Tenant for funds spent on Premises reconstruction and renovation, regardless of whether this agreement is terminated due to expiration or is terminated before the term in the manner specified in this agreement.
  13. The Parties agree that the Subtenant shall use the Premises solely for providing healthcare services.
  14. The Subtenant is obligated to maintain the Premises in proper condition throughout the duration of the agreement.
  15. The Subtenant has the right to use the Premises unhindered for the purpose specified in this agreement throughout its duration.
  16. The Subtenant, following regulatory requirements and after written approval from the Tenant, has the right to place advertisements, announcements, information, brand signs, and other displays outside the Premises.
  17. The Subtenant, as the user and maintainer of the Premises, must comply with all regulatory requirements while using them, including regulations governing fire safety, sanitary, work safety, and other standards. Only the Subtenant is responsible for installing and operating appropriate fire safety equipment in the Premises.
  18. The building containing the Premises is insured by the Tenant at their own expense. The Subtenant must comply with the insurance contract terms, a certified copy of which the Tenant provides to the Subtenant.
  19. The Subtenant must immediately (as soon as possible) notify the Tenant (its representatives) of any damage or accidents to the Premises, communications, or installations, or possible threats whose risk of occurrence has increased after signing this agreement. The Subtenant must immediately take all possible measures to eliminate damage to the Premises, communications, or installations and reduce threat risks.
  20. This agreement is effective from the moment of signing...
  21. The agreement may be terminated by written mutual agreement with one month's notice.
  22. In any case, either Party has the right to terminate this agreement immediately without prior notice if insolvency proceedings are initiated against the other Party. In this case, the agreement is terminated on the day of receiving the notice.
  23. The Tenant has the right to terminate this agreement with the Subtenant by giving 15 (fifteen) days written notice if: 1) the Subtenant has delayed Rental fee or other payments specified in this agreement for more than 45 days and has not fully remedied the delay within 10 days after receiving written warning from the Tenant; 2) the Subtenant uses the Premises for purposes not specified in this agreement and does not fully remedy this within 5 days from receiving written warning, or 3) the Subtenant through their actions endangers the Premises or building where they are located, or causes significant damage, which has not been remedied within 15 days after receiving written warning from the Tenant.
  24. Upon termination of the rental relationship between the Tenant and Subtenant, the Subtenant must return the Premises to the Tenant in usable condition.
  25. Either Party has the right to show and submit this agreement to any state institution but is not entitled to disclose the contents of this agreement to legal entities and private individuals without coordination with the other Party.
  26. If any dispute arises between the Parties regarding this agreement, the Parties are obligated to resolve the dispute through correspondence and negotiations within 10 (ten) days from the date of dispute occurrence. If the Parties cannot reach a settlement, any dispute, disagreement, or claim arising from this agreement, concerning it or its violation, termination, or validity/invalidity will be fully and finally resolved in Sigulda Court (address: 27 Šveices Street, Sigulda, LV-2150) as the court of first instance.
  27. By signing this agreement, the Parties confirm that the terms of this agreement and their legal consequences are clear and understandable to them.
  28. This agreement is drawn up on four pages in two copies - one for each Party.
